- On the owner details screen is a new tab which displays account information such as the last disbursement, anticipated next disbursement value and available funds.
- Look-ahead typing has been added to combo boxes, which means you can type the first few characters and it will find the closest match as you type.

- You can now set an extra fee % on each expense group. With this set, all transactions recorded against this group will create an automatic extra fee against the owner as a percentage of the expense cost.
- A new Last Disbursements report has been created. This prints a list of last disbursements made to each owner along with their bank account details.
- A new Vacant Handout report has been created. This lists vacant properties, and is formatted in a way which allows it to be handed out to prospective tenants.
- The Events screen now has a print button which prints the current tab.
- When exporting transactions to QIF files, you can now force the output to use Month/Day/Year date format.
- The work orders job report to contractors has been redesigned slightly to better fit a window envelope.
- On the property details screen, the number of bathrooms can now be entered with decimal places e.g. 1.5 bathrooms.
- In the Prospects application, you can now have multiple yes/no type questions.

- There is a new Complexity menu option which allows you to specify how complex you want the software to be. You can choose to simplify the software by turning some features off. After upgrading, all features will remain on by default.
- You can now create negative extra charges as a way of allowing rent credits. These will also show on the tenant statement report.
- Free custom reports are now available for download from CustomReports.RentMaster.co.nz
- On the tenant details screen, below the contact address, there is a new checkbox which allows you to send correspondence to the contact address rather than the property address they are renting. This will affect the address printed on the tenant statement reports.
- You can now print the 'Previous Paid To Date' on the tenant mail merge letters.
- On the Extra Charge Income Groups screen, if you choose to use the Rent income group to pay rent as well as extra charges, you now have the option of paying off the rent first or paying off the oldest outstanding value first.
- You can now go to the mail merge File menu and change the settings used when printing inspection reminder letters.
- The report printed from the cashbook screen now includes column totals.
- The Owner List report now excludes closed owners.
- The Rental Calendar menu option has been renamed the Booking Calendar to better reflect its purpose.

- The Events screen now includes a blog reader for reading the RentMaster blog entries. This can be turned off if required.
- A new Tenant History report has been created.
- On the cashflow graph, a new 6 month average line has been added for better trend analysis.
- The vacant properties shown on the events screen now show the number of days it has been vacant for.
- Rental calendar tenants can now pay extra charges using separate income groups. Go to the maintenance menu and choose Extra Charge Income Group.
- The look of the report output screen has been modernised.
- This release does a version check to stop multiple people on the same network using mismatched RentMaster versions.
- When opening the Events screen always returns to the last opened tab.
- The Paid To Date was being calculated incorrectly. This has been fixed.

- The method of calculating rent arrears has changed. Please read this blog entry before updating.
- A new Link To button has been added to a few keys screen. This creates a quick jump to another screen e.g. from tenant screen to rent periods.
- Payee names can now be editted, deleted or hidden from the drop down list. Go to the maintenance menu and choose Payees.
- The rent periods now correctly reflects the tenancy end date. If required, the rent amount for the last rent period is calculated as a shorter amount. The NZT41 Rent Summary report also reflects the correct end date. As a result of these changes the way the rent arrears is calculated has changed.
- 2 new graphs have been added. Average Monthly Vacancy Days and Management Fees
- On the property details screen there is a new Tax Exempt option. This is used where some property incur property transactions such as GST or VAT and others dont.
- The Lendger Transactions, Monthly Transactions and Yearly Transactions reports now have the option to not group by property.
- Tenant statements can now be printed for closed tenants which are still open for transactions.
- In Mail Merge, the owners selection is now listed alphabetically
- Bank reconciliation list screen is sortable by clicking the column headings
- Inspections for closed tenants can now be viewed, however future inspections will not be shown for closed tenants.

- You can now print notes or messages on either the Owners Transaction Summary report or the Tenant Statement reports. You can create a note from the tenant details screen, in which case it will only print on that tenants statement. Similarly a note created from the owner details screen will only print on that owners statement. A general note created from the Reminders/Notes screen can be set to print on all owners and all tenants reports.
- Similar to the previous item, notes can be specified to be visible on the RentRecall.com screen for tenant and owner specific notes.
- Upgrades are now being charged for. However anyone who purchased RentMaster prior to 17 November 2007 will continue to get free updates for life, because a promise is a promise. In some cases, you might notice the update procedure has changed for this reason.
- The scroll mouse wheel now works in the report output screen and for grids.
- On the tenant details screen there is a new 'binoculars' button which takes you directly to the property details screen for that tenant. A similar button on the property details screen takes you through to the associated owner details screen.
- On the tenant list screen the property code has been added as an additional sortable column.
- A new report called the REINZ Trust Audit report has been created. This is a New Zealand specific report and requires the user to use the Bank Reconciliation function.
- The Events screen Vacant Properties tab now includes an Asking Rent column
- When recording property inspection results, you can now 'unselect' a result if you selected it by mistake.
- The owners bank account name and number are available for printing in the owners Mail Merge
- The Tax Summary report now includes disbursement fees.

- RentMaster can now send SMS/TXT messages directly to mobile phones for tenants or owners or contractor or anyone. It also keeps a record of messages send for later reference if required. Under the general menu there is a new Send SMS/TXT Message menu option. Click the help button on this screen for more information and setup instructions. Note - there is a charge for each message sent.
- The Work Orders have now been integrated back into the main RentMaster software instead of going to a separate program. Contractors are also accessible from the work orders menu option.
- When printing work order jobs for contractors, you have the option of selecting to print a quote request, which prints a slightly different report.
- On the Word Order detail screen you can now enter a contact persons name, phone and mobile phone details.
- Contractors in Work Orders now have a contact persons name.
- On the property details screen there is a new 'This property is not longer managed by us' tick box.
- RentMaster Mail now has 2 new fields available being 'Next Rent Change Date' and 'Next Rent Change Value'.
- The database repair utility has been enhanced to also provide backup database restore capabilities.
- Closed tenants are now removed from the inspection schedule

- Owners can now be marked as closed. Closed owners are hidden from some screens to make finding active owners easier, in a similar way to closing tenants. When an owner is closed, and properties related to that owner are also closed/sold
- A new Transactions by Tender report has been created which shows transactions grouped and totalled by tender type.
- A new Owner Reserve Amount report has been created which details the amount of reserves being held per owner and in total
- Special support has been added for Australian 150% DV and 200% DV depreciation methods

- When the tenant closed option is used, there is now a further option to allow future transactions to be recorded against the tenant. This is useful when tenants leave and still owe rent. This will close the tenant, but they will still be selectable in the cashbook for further transaction entry.
- The selection list screens for Extra Charges, Extra Fees, Properties and Tenants now have an extra filter at the top to make finding the item you want easier.
- The rent frequency setup has changed to allow more flexible rent frequencies. You now have to enter a number and a period. For example 6 and weeks for a 6 week frequency. Existing frequencies are automatically upgraded.
- If you have multiple bank accounts, when you close the cashbook and reopen it again, it will return to the bank account you were last using.
- The NZT41 Rent Summary report now includes transactions which have occurred after the tenancy end date.
- The rent status screen now has a hyperlink column so you can quickly go to the tenant details screen.
- The owner details screen now has an Extra Fees button to quickly show the extra fees for that owner.
- The Help screens have been upgraded to use HTML help.
- On the bank statement import screen, duplicate transactions are now shown in a different colour.

- The cashbook screen is now faster for people with a large number of transactions. It shows the most recent 5000 transactions by default. To show older transactions use the Filtering options.
- If a multi-user environment is used, the mail merge letters are now stored on the server instead of the local computer.
- When editing an income or expense transaction it now displays a message informing if the transaction has been reconciled or disbursed.
- The cashbook and events screens now are both sortable by clicking the column headings.
- When adding extra fee transactions the extra fee entry screen now saves the current item and leaves the screen open for the next entry. This is the same as the income and expense screens.
- The profit and loss report now includes disbursements as an expense.
- A property code column has been added to the extra charge screen. All columns are sortable.

- New 'Custom Fields' have been added to properties, owners and tenants. This allows you to create your own field definitions and store any custom information you want against properties, owners and tenants. A new 'Custom' tab has been added to the details screen for these 3 items. These custom fields can also be added to the mail merge letters.
- The Rent Status screen has been simplified to make it easier to read. It can now be sorted by clicking on the column headings.
- The Rent Status screen now has the option to exclude tenants who are either up to date or over-paid. This further simplifies this screen.
- A new expiring lease report has been created which lists tenants about to expire in the next 60 days.
- The Mail Merge facility now has a bulk email option. This is access from the Generate Letter button, which allows letters to be generated for printer or email.
- The owner details screen now allows management fees to be defined either as a percentage or a new fixed value or both.
- The graph window now opens faster for people who have a large number of properties.
- A new warning is displayed if a reconciled transactions is about to be deleted.

- A new Automatic Extra Charges feature has been added. This means regular extra
charges can be automatically scheduled. This is similar to automatic income and
expenses but applies to extra charges. Use the Tenant/Automatic Charges menu option.
- Just like automatic extra charges, there is also now automatic extra fees. Use
the Owners/Automatic Fees menu option.
- On the Add Income screen, the tenants current balance is now shown below the tenant
selection combo box.
- A new Trial Balance report has been added to the Owners report group.
- The Owner Statement report now has a 'Detailed Report' option. With the detailed
report option not selected, the tenants current balance is not shown on the report.
- The Owner Statement report now lists all current tenants for each property. Previously
it only listed one tenant per property.
- A new Disbursement button as been added to the Owner details screen to make finding
disbursements quicker.
- When entering the Extra Charges screen from the Rent Periods screen, the tenant
is pre-filtered. Now if you press the Add button on the pre-filtered screen the
tenant selection is also pre-selected.
- On the report screen, sold properties are now sent to the bottom of the list to
make finding properties quicker.
- A new 'Month End Procedure' menu option has been added to the owners menu group.
This is intended for new property manager customers who want a step by step guide
of the most common procedures to be done at period end.

- A new Bond/Deposit handling
facility has been added to the tenant details screen. This records money
received or paid out on a per tenant basis. During upgrade, the existing bond
entry amount is carried across to the new bond facility.
- The disbursements screen now shows
how the numbers are being calculated by showing which transactions are
included. This applies to new or existing disbursements.
- Under the General menu group, a
new menu option called Item Associations has been created. This shows the link
between owners, properties and tenants, and can be sorted by clicking the
column headings.
- For non-monthly rentals, the start
date can now be changed, and the rent periods are also changed to match.
- When a tenant is deleted, there is
now the option to also delete their transactions as well.
- For new tenants, the Start Date is
set to <None> initially, and must be changed before it can be saved,
forcing the user to select a valid start date.
- The owner transaction summary
report now shows the tenants current balance and paid to date.
- The Rent Status report can now be
run for a specific owner.
- The heading for the NZ T41 Rent
Summary report now shows more tenant details.
- A new Reallocate button has been
added to the Rent Periods screen. This reallocates existing transactions across
the existing rent periods.
- The owner combo box on reports and
other screens is now sorted.
Version 7.0

- A new security option allows you
to have multiple login names and password, and for each of those login names to
be assigned a security role, which allows you to disable certain menu items for
specific logins.
- The Rent Periods screen now also
contains another tab which contains a list of actual rent income transactions
for that tenant.
- On the tenant details screen you
can now change the rent frequency. This new rent frequency will only take
effect at the end of the current rent period.
- On the Rent Change screen, you can
now also change the rent frequency as well as the rent amount.
- A new option has been added to the
receipt printing screen which allows you to specify to keep a copy of all
receipts printed.
- Another property is now added to
the property list for transaction entry. This property code is
<General>
and can be used for general expenses which do not apply to any other specific
property.
- A new 4 monthly rent frequency
option has been added.
- A new option found in the menu
option Maintenance/Options/Features allows you to specify a special inspection
frequency for the first property inspection for a new tenant. For example, the
first inspection maybe after 1 month, and then at 3 month intervals after that.
- The property management fee can
now be entered to 4 decimal places.
- The RentMaster Mail facility now
has a Save As menu option.
- A separate tax rate for
disbursements can now be assigned. By default it uses the same tax rate which
was previously used for income transactions.
